President of Evolve company Tyson Dirksen shares vision of passive housing to young proteges of a Real estate investment club.


In a symposium held for young teenagers who aspire to be involved the business of real estate brokage and building construction organized by Sam’s Real Estate club of LA, Tyson Dirksen the President of the Evolve company spoke concerning the benefit of green housing also known passive housing.Tyson Dirksen explain that humans have the ability to adapt to climate changes in different climate zones, thus would have been the driving force for the invention of passive house design which started in Germany in 1988.

Its original name was Passivhaus and this concept has expanded to many countries giving a rough estimate of over 60,000 passive house projects around the world as of 2016.

Compared to the conventional housing we get to see today which accumulates a lot of cost overtime because of the high-power consumption, Passive houses are considered green buildings due to the energy savings achieved during their lifecycle. These buildings are strongly dependent on heating, ventilation and air conditioning systems, which covers for over 50% of their energy consumption. According to Tyson, the main goal of designing a passive house is to achieve not just a comfortable home but also an eco-friendly building which is able to stand both the test of time and natural calamities as well as use positive energy.

This can be achieved in different ways where by the thermal mass of the building is used to trap sunlight during the day and at night the materials releases the thermal energy which is known as “free heating”.Also, the buildings are usually equipped with energy efficient windows and smart ventilation making it less dependent on the traditional heating and cooling systems. These features of the passive house regulates the indoor environment, maintaining a suitable temperature with minute use of HVAC.“Living in a building with no cold drafts and constant temperature in all rooms, all year long, sounds interesting for me” was the statement of one of the students, giving the understanding that the Passive house construction results in a healthier indoor environment with minimal heating and cooling bills.The question of if old conventional buildings can be turn into a Passive house was properly explain by Tyson.

Since these building have deficient insulation, and their heating and cooling systems have a much lower efficiency, the concept of passive house can be applied when upgrading them to save over 75% of energy.The passive house construction is not only limited to residential homes, but in fact can be constructed for commercial buildings like hospitals, offices and schools. All these is to the end that the occupants gets the comfort they desire and also save over 90 % of potential energy.

In all, young minds should see the possibilities of advance innovation in this business sector of real estate management, as the knowledge and designs of passive house construction projects is technically challenging but worth the stress both to the customers and the environment.
